Antica company received a site free from building on Fedoseevskaya street in 2005. The project of zones of protection of monuments of history and culture of Kazan, adopted by the decision ¹ 334 of 23.09.1988 of the Council of Ministers of Tatar Soviet Socailist Republic was being developed in the mid-eighties. At that time a town-planning situation along the quay on Fedoseevskaya street represented, mainly, old shabby mixed (wood-brick) building up only with solitary buildings of architectural and historical value.

Naturally the character of the building up, determinating new building in so-called "windows" (the territories occupied with not valuable constructions or free sites), should correspond by its scale to an existing town-planning situation. There were basic changes in a town-planning situation along the quay on Fedoseevskaya street during the last incomplete two decades from the date of the confirmation of the Project of zones of protection of monuments of history and culture of Kazan. First of all the building scale was broken. So, there were constructed 4-6 buildings of modern architecture without the coordination with state bodies of protection of monuments on the high bank, on 29 and 31 Nagornaja street, on a place where the chain of two-storeyed historical buildings of ÕVIII-ÕIÕ centuries was taken down. |

At the Town-planning council of the Administration of architecture and town-planning of Kazan for several times there was raised the question of the creation of the town-planning panorama capable to some extent improve the arisen pitiable situation at the same time not forgetting that a quay dominant there should be an ensemble of the Kazan Kremlin. After studying and analyzing the existing situation architects of the firm found a solution fundamentally new to a city which attaching a paramount importance to the ensemble of the Kazan Kremlin (ÕVI-ÕIÕ centuries) with baroque eclectic forms, the organic neighbourhood with Saint Eudoxia's church will continue the town-planning panorama gradually passing on to modern building up. The project of the house complex «Palace quay» on Fedoseevskaya street on the quay of Kazanka river will present Kazan a new sight adding charm to the ancient city. |
In the design solution in the question of height the authors according to the building practice took into consideration the absolute mark of a sea level and the presented design solution on top marks is below level of existing buildings on Nagornaja street and the ensemble of the Kazan Kremlin. Nevertheless understanding that the projected number of storeys is bigger in comparison with existing town-planning regulations, which are caused by the Town-planning charter of Kazan (it is confirmed in 1998), firm “Antika” for the first time in architectural practice of new building in the historical centre of Kazan is to pass the procedure of changing of the number of storeyes provided by the Town-planning code of Russian Federation.
